History

Douston Construction, Inc. is a progressive construction firm offering services that meet and exceed the needs of its customers by being consistently on time and within budget.  Our goal is to maintain diverse projects in both commercial and residential construction assuring the company's financial stability and growth.

Douston Construction was established in August 1985. Our initial projects were made up of subcontract frame labor and other forms of carpentry.  Our crew was composed of the owners, Shawn and Gail, and two additional carpenters. Over time, our team has grown to include some of the most knowledgeable professionals in the construction business. Our staff currently consists of project managers, estimators, office personnel, and several frame and finish crews. Their combined expertise and dedication allows Douston Construction to continue to offer top quality craftsmanship and service.


2007

New Residential

Douston Construction's diversity provided us with many projects during the current economic climate. This year our focus shifted with the needs of the market. Our construction base included more remodels and smaller jobs than in the past.  In 2007, Douston Construction finished over 17,000 sq. ft of living space in new home construction. These homes varied in style and detail. They included conventional home styles, such as Capes or Colonial, and even a contemporary home. Some of the specialty details of these projects were a metal spiral staircase, edge and center bead ceilings and walls, and a finished concrete interior floor. Our homes also included many traditional finishes such as tile and hardwood.

Commercial- Multi-Unit
Our commercial construction, encompassing approximately 8,000 sq ft, included the remodel of two local churches, the construction of office space for a local business, and the construction of a pump house at a local amusement park.  We finished the interiors of two units within the Porter Farms Condominium Complex. This construction is done in partnership with Porter Land Preservation LLC.

Remodels
This portion of our business was a growth area for Douston Construction this year.

Our remodels were either a whole house or the addition of sunrooms, garages or great rooms. We also did many small projects for past customers. The finished square footage in this area was about 5,000 sq. ft.

Land Development
We completed a third home in Talbot Woods Phase II in 2007. There continues to be one lot available in this premium subdivision.

Porter Land Preservation, LLC
A subsidiary of Douston Construction, Inc., Porter Land Preservation was created in 2004.  Porter Land Preservation's mission statement is to work with properties owned to meet municipal and environmental needs, while providing for the housing needs of the 21st Century

Porter Farms Condominiums
Located in North Berwick, the first building of this 10 unit condominium complex is completed. The first unit in this building has been sold and the second is awaiting an owner. The balance of the units will be built upon their sale.

Hidden Meadows
This 3 lot subdivision, located in Arundel, is in a private meadow and quiet countryside setting. Currently, two lots are sold and there remains one lot for sale.

Lexington Commons (formerly Cat Mousam Road)
Located on the river in Kennebunk, this 22 unit condominium complex is an approved subdivision in Kennebunk. Construction planning is in process.

754 Alfred Road
This 20 acre parcel is the home of Douston Construction. Porter Land Preservation began preliminary work with the town of Arundel to develop this lot as village commercial. With the re-zoning of this area, Porter Land looks forward to providing office and retail space for Arundel and future businesses.

Douston Construction remains committed to customer service, quality and productivity.

Although 2007 presented its challenges in the marketplace with new rules, regulations and a slow new home market, our employees and associates rose to the challenge. Our diversity and customer base has provided us with another successful year. Douston Construction is ready to provide our 2008 customers with a professional project.

 

2006

New Residential
Douston Construction built over 16,000 sq.ft. of finished living space. These seven houses were of varied styles such as Cape, Colonial or Duplex. Their interiors may have included hardwood or tile flooring, granite countertops, gas fireplaces, or custom cabinetry. Many had exterior decks or three season porches. The finished product was a quality Douston Construction home.

Commercial- Multi-unit
Our commercial construction included a veterinary clinic with operating room. This building expanded our construction knowledge in the area of disability construction needs. We also installed special equipment for x-ray and operating rooms. Included with our commercial construction was an exterior remodel at This is It in Ogunquit. Through our partnership with Porter Land Preservation, LLC we began construction on a 10-unit condominium complex in North Berwick, Maine. The interior of these units are customized to the new homeowners. The first unit has been completed and includes a gas fireplace, tile and hardwood flooring and other specialty items. Our commercial remodels included updating our new office space at 754 Alfred Road; rented from Porter Land Preservation, LLC this project provided Douston Construction with needed office space.

Remodels
Our remodels could be better described as whole house remodels.  In one instance, the existing home was razed and a new one put in its place. Also remodeled were homes where the construction incorporated existing portions of the structure into the finished project. We completed approximately 8000 sq.ft of finished living space. These houses included many of the amenities found in our new home construction as well as the charm of the former construction.

Land Development
In 2006, we completed two homes in our Talbot Woods Phase II Subdivision. A third home will be completed in early 2007. There continues to be one lot available in Talbot Woods Phase II.

Porter Land Preservation, LLC
This division of DCI continues to buy land to provide housing while maintaining the open spaces that Southern Maine is noted for. Porter Land Preservation is using Douston Construction's reputation and expertise in construction as the general contractor for its projects.

Porter Farms Condominiums
Located in North Berwick, the first building of this 10 unit condominium complex is under construction. The first unit in this building was sold in 2006. The balance of the units will be built and sold in 2007 and early 2008.

Hidden Meadows
Located in Arundel, lots in this private meadow and quiet countryside setting will be available in the spring of 2007.

Cat Mousam Road
Located on the river in Kennebunk, this 22 unit condominium complex is in the preliminary planning phases. Construction is planned for the fall of 2007.

754 Alfred Road

Summary and Goals

Douston Construction remains committed to customer service, quality and productivity. In 2006, we completed our first year with our new accounting and estimating system. This system enables us to create better estimates, project costing, and other management tools needed to take on projects of any complexity.  Through our partnership with Porter Land Preservation, architects and customer referrals, we continue to search for projects which will enable us to showcase the quality of our construction, and the aesthetic planning of the developments.


2005

New Residential
In 2005, we built over 27,000 sq.ft. of finished living space. These eleven homes varied in style and finish requirements. Specialty items may have included granite countertops, wrap-around porches, or open hallways. Our website shows many of these homes in various stages of completion as well as interior finish pictures.

Commercial
We completed the second phase of remodeling at the Anchorage by the Sea hotel. This phase included the remodeling of 18 guest bathrooms. Interior remodels were done at Bessie's and Jackie's TOO restaurants.  These remodels included interior and exterior work. At Funtown, we did exterior upgrading around various rides and attractions.

Remodels and Additions
In 2005, we were involved in several projects that included whole house remodels, kitchen remodels and garage additions. These garage additions included master suites, home offices, and great rooms. Total remodeled and added square footage equaled 7, 000 sq. ft.

Land Development
Talbot Woods Phase II is nearing completion. Four homes in this nine-lot phase were completed and sold in 2005. Currently, there are three homes under construction that will be completed in 2006. At the end of 2005, there is one lot available for sale in Talbot Woods Phase II.

 


Porter Land Preservation

A division of DCI, created in 2004, has been working on several projects. Porter Farm Condominiums, in North Berwick, is approved and construction is slated to begin in April 2006. This ten-unit condominium complex will offer 21st Century comforts with the look of a New England farm. Porter Land Preservation is currently working with many local towns for the permitting of various projects. These projects include the Hidden Meadows subdivision in Arundel, a condominium complex on the Cat Mousam Road in Kennebunk. Porter Land is also working with the town of Arundel on a site on the Alfred Road. This site will eventually house the DCI office and shop. This location offers limitless potential for a mixed-use business park. Porter Land will be contracting with Douston Construction to construct these complexes and buildings.
